Monarca Property Advisors is a real estate investment and development platform focused on executing complex transactions across Texas and Northern Mexico.

We operate at the intersection of land, capital, and execution—where disciplined underwriting, creative structuring, and hands-on involvement determine outcomes. Monarca was built to pursue situations that require more than capital alone, emphasizing control, alignment, and execution in environments where complexity limits competition.

Our platform is designed to be flexible, allowing us to invest directly, partner through joint ventures, or selectively support transactions where execution capability is critical to success.

Founder

Daniel Quezada

Daniel Quezada founded Monarca Property Advisors to build a real estate investment and development platform centered on disciplined execution in complex transactions.

He brings over a decade of experience across land, industrial, and value-add real estate, with a background spanning underwriting, development execution, capital structuring, and transaction management. Prior to founding Monarca, Daniel spent nine years at Affinius Capital (formerly USAA Real Estate), where he was involved in the development of more than 24 million square feet of industrial and logistics assets representing over $4.4 billion in total project value.

During his tenure, Daniel worked across the full investment lifecycle—from sourcing and underwriting opportunities to land acquisitions, development execution, and partner relationships. He also played a key role in establishing Affinius Capital’s presence in Mexico, working closely with developers, brokers, and service providers to execute cross-border investment strategies and navigate complex operating environments.

Daniel holds a B.B.A. in Real Estate Finance and Development from the University of Texas at San Antonio. He is bilingual in English and Spanish and brings a cross-border perspective informed by both institutional experience and on-the-ground execution. In 2023, he was selected to the NAIOP Research Foundation’s Visionaries program and has participated in industry panels focused on nearshoring and industrial development.

Monarca reflects Daniel’s belief that durable returns are created through disciplined underwriting, thoughtful structuring, and direct involvement in execution—especially in complex, high-friction transactions.
